Built in 1775 by a Captain in the Revolutionary War, the William Stinson Farm has been maintained and restored to Museum quality, while updated to offer the comfort of a modern home. This 5 bedroom historic colonial sits on 7.4 acres of scenic farm land, which includes a 200-yard long trout pond. Equestrian facilities stand ready with stables, fenced pastures and room for trail riding and a riding ring. The home offers 3400 square feet of beautiful living space, with many wonderful historic elements preserved. Original wide plank flooring is found in much of the house. Exquisitely restored pine paneling delights the eye throughout the homes original rooms. The detailing includes "indian shutters" in the dining room, five original working fire places, and coffin doors on the main entrances with historical hardware. Inside

Keeping Room

The keeping room, with its 7 by 5 foot, original fireplace, served as the colonial kitchen. Today, with the adjacent modern kitchen, the room is used as an inviting home office, with room for desk credenza and conference table as required. The room is also large enough to serve as the home's dining or living room or den, should that use meet the needs of the new owners.

The Dining Room

This large area with three large windows and "indian shutters" and a working fireplace has been the setting for a decade of Christmas Eve family dinners, birthday gatherings and delightful dinners. Imagine the crackling fire in the fireplace warming the room on a cold winter's night as you dine with guests. It's like owning your own country inn.

The Living Room

This beautiful large room has a working fireplace equisite paneling and it's own bathroom. Warm and comfy, its great for gathering before dinner, enjoying a good book by the fire or just finding a quiet place to relax. While the room has served as the living room for the present owner, it can also be the homes 5th bedroom, as it has its own bathroom and clothing closet.

The Foyer

The gracious foyer houses three closets for outdoor wear and provides a grand space for welcoming guests entering through one of the homes historic coffin doors. It can also be used as a waiting room or seating area outside the adjacent home office.

The Family Room

The large family room has been restored with antique post and beam construction, giving it both warmth and informality. Book shelves line an entire wall, allowing for a library or study feel if desired. A enamel Vermont Casting wood stove sits ready to warm the room at your option; just turn down the separate heating zone and fire up the stove for a comfy winter's day reading or watching TV. A grand picture window looks out from this room onto the expansive back yard, gardens and trout pond. The room could also be used as a downstairs bedroom, as it has an alcove closet and is adjacent to a full bath.

Kitchen

The modern eat-in kitchen has granite tile counters, a large cherry butcher block island with ample storage and supplementary refrigerator, a wine cooler, Jennair gas range with convection oven and grilling top, large farm sink with disposal and two pantries. There is also room for a dining table in a spot that overlooks the gardens and large back yard to the pond through a picture window. The birds gathering outside the window at the feeders, delight at breakfast and throughout the day. Situated on the south side of the house, it is a cheery, sunny room all day long.

Master Bedroom

The large master bedroom is just one of two upstairs rooms with an original working fireplace, and extensive paneling, making it a surprise and delight. It has original wide pine floors and windows facing the morning sun. The room easily accommodates a king or queen size bed and has a bathroom with shower ensuite. Unlike many colonial homes it has a large closet.

Second Bedroom

A potential Master bedroom, this large area has a working original fireplace, wide pine floors and historic paneling. Facing south, it is bright and cheery most of the day. It is large enough to accommodate a king size bed, or, as currently used, can provide ample room for two single beds. It is served by an adjacent full bathroom.

Third Bedroom

A cozy third bedroom has room for a queen size bed, offers a nice size closet and enjoys sunny southern exposures all day long.

Utility Room

The fourth bedroom has been converted to a Utility/Laundry room. Remodeled with wainscoted walls and a large island, it is the perfect place to practice hobbies, The room has plenty of cabinetry, shelving and two closets, which provide ample storage. Currently the room serves as an upstairs laundry with washer and dryer set away in a closet space. It's a convenient place for ongoing projects or can be converted to a bedroom by removing the island which was constructed for quick disassembly.

Bathrooms

The house has 4 bathrooms, two upstairs and two downstairs, all designed to retain the historic feel of the home. All have showers and /or tubs. The largest upstairs bathroom has large built in wall-drawers, which provide extra storage for linens and cosmetics. The large downstairs bathroom has a storage closet for cometics and linens and a built-in hamper.

Outside

Garage

Immediately off the family room is the large (28 x 25 foot*) enclosed garage. Offering 700 sq. ft. of space the garage has two automatic doors, substantial storage space with floor to ceiling shelves (enormously useful for bulky storage), and room for a cord of fire wood to be stored dry and convenient to the family room wood stove. The garage holds two large cars with ample room to unload and walk about. There is also a double door to the backyard, which allows access to the barn and garage without entering the home. (Very helpful when gardening or great for kids, as this entrance allows moving from the front yard to the back without entering the house.)

Antique Barn

The antique barn, (30 x 34 ft.*) provides 1020 sq.ft. on the ground level with a concrete floor. Storage is greatly expanded with two upper levels. The barn is equipped with an automatic ventilating fan for hot summer days. Suitable for parking up to 5 cars, agricultural equipment, and general storage the barn, can be considered useful for many purposes. The barn has a large work bench built in with drawer storage. Windows allow natural daylight illumination. As the barn has housed no animals for 15 years, there is no agricultural smell. The current owners have held many club meetings and workshops in this well-lit space. It could be readily adapted to an antique shop, a wedding business, a work area for craftsmen or converted to stalls for animals. From the house, the barn has indoor access through the garage. Great for cold snowy days.

Stables

A recently built 648 square foot stable is attached to the antique barn with two extremely heavy duty, reinforced horse stalls (12 12 ft. and12 x 10 ft)* The stable also has tack storage cabinets, rubber floor mats in the stalls, an equipment storage area, and ample stall egress though a wide aisle to an immediate 8 foot high large double barn door with entrance to fenced pastures. A cold water supply is piped to the stable from the house. A large sliding door permits access to tha barn directly as well. Coming from the house the stable is accessed without going outdoors. Great on rainy days!

Out-building/ Workshop

An 1153 square foot outbuilding provides many options for the next owners. Currently it is divided between a large, heated and insulated woodworking shop area with gas fireplace and a large unheated storage space. The building could be easily converted to a retail shop, large home office, or reverted to equestrian use. Built originally to store hay away from the primary home and barn, the building has two sliding doors for easy access. This feature could allow it to be used in a winter storage business for antique cars.

Fully Air Conditioned/Other Mechanical features

The house has a expertly installed central air conditioning system to all rooms. It has been so discretely installed that no one would expect it to be present in this antique home. The heating system is forced hot water from an oil burner with six zones. Heat is quiet an subtle, and can be controlled to limit oil consumption in rooms not occupied. The house is well-insulated, and has modern electrical wiring including a separate circuit box for operation of an emergency generator. Heating and plumbing are primarily modern copper. The historic basement and foundation has been maintained and modified to provide ample head room throughout and easy access to systems. There are two 275 gallon oil storage tanks in the basement. The basement is electrified, well-lit, has running water and a sink for cleaning up after messy projects. It has ample dry storage space.

Property

Situated on 7.4 acres, the site is the grounds of the original historic farm. Today, much is used for a wonderful expansive lawn with garden areas and two apple trees. It is boarded to the east almost entirely by 200 yard long trout pond. The pond is large enough for canoeing, fishing, and skating. The property enjoys visits from wildlife and is home to hundreds of beautiful song birds which frequent the home's feeders. This quiet and beautiful setting is a nature lover's delight!
