The town of Dunbarton zoning ordinance allows for businesses in residences, as long the business does not change the "residential character of the property" and meets specific conditions outlined in the ordinance. (Requirements for home business do not include Agricultural Businesses such as Farm Stands, Pick your own orchards, forestry etc.)** Subject to town approval, the home could be used for a wide variety of home businesses, such as a small B&B, Equestrian Facility, Christmas Tree Farm, Organic Farm, Private Professional Offices and others.

The Stinson Farm offers strong potential for a small B&B because of its convenient location, extraordinary character and environment. Two of the bedrooms offer private bathrooms, while a shared bath can service three others. Ample space is available to the owners, away from guest parties. Out-building/ Workshop

An 1153 square foot outbuilding provides many options for the next owners. Currently it is divided between a large, heated and insulated woodworking shop area with gas fireplace and a large unheated storage space. The building could be easily converted to a retail shop, large home office, an artist studio, or reverted to equestrian use. Built originally to store hay away from the primary home and barn, the building has two sliding doors for easy access. Equestrian Business Opportunity

Near Concord and Manchester, two of New Hampshire's major cities, the Dunbarton location offers convenience to many horse enthusiasts who might wish to board their horse on the property. Recent owners of the Stinson Farm were equestrian enthusiasts and during their residency, they developed attractive equestrian facilities. Stables were added to the antique barn. An out-building was constructed as a carriage barn and hay storage facility. Paddocks were fenced with wood and electrified. A system of moveable electrified rope fencing was installed to divide the fenced pasture area. An out of the way manure disposal area was built with large concrete blocks.
