Equestrian Facilities
Recent owners of the Stinson Farm were equestrian enthusiasts and during their residency, they developed attractive equestrian facilities. Stables were added to the antique barn. An out-building was constructed as a carriage barn and hay storage facility. Paddocks were fenced with wood and electrified. A system of moveable electrified rope fencing was installed to divide the fenced pasture area. An out of the way manure disposal area was built with large concrete blocks. While the current owners are not horse people, they have maintained these facilities for future use, allowing a turnkey return to horse boarding for future owners.
Prospective buyers interested in boarding their own horses will find the facilities quite attractive. Stables are in excellent shape and very well constructed. They are connected to the house by the garage and barn, allowing inside travel to the stable area. The stables have running water and open conveniently into the pasture area. The property offers plenty of room for trail creation or an open riding ring and fields could be returned to haying operations. The farm is in the heart of a large equestrian area, with many nearby events including major agricultural fairs in the fall. Two NH State Parks offering miles of trail riding are approximately one-half hour away.
Equestrian Business Opportunity
Near Concord and Manchester, two of New Hampshire's major cities, the Dunbarton location offers convenience to many horse enthusiasts who might wish to board their horse on the property. There is plenty of room for expansion of the stable area and paddocks. A horse boarding business located at the farm could easily offset the costs of owning the property.
Antique Barn
The antique barn, (30 x 34 ft.*) provides 1020 sq.ft. on the ground level with a concrete floor. Storage is greatly expanded with two upper levels. The barn is equipped with an automatic ventilating fan for hot summer days. Suitable for parking up to 5 cars, agricultural equipment, and general storage the barn can be considered useful for many purposes. The barn has a large work bench built in with drawer storage. Windows allow natural daylight illumination. As the barn has housed no animals for 15 years, there is no agricultural smell. Stables
A recently built 648 square foot stable is attached to the antique barn with two extremely heavy duty, reinforced horse stalls (12 12 ft. and12 x 10 ft)* The stable also has tack storage cabinets, rubber floor mats in the stalls, an equipment storage area, and ample stall egress though a wide aisle to an immediate 8 foot high, large double barn door with entrance to fenced pastures. A cold water supply is piped to the stable from the house. A large sliding door permits access to tha barn directly as well. Coming from the house the stable is accessed without going outdoors. Great on rainy days!
